This property is smoke free there is no smoking allowed in this home. Streaming over the WiFi is not allowed. There is limited data internet service available which means checking emails, social networking and general internet browsing are okay, but you cannot stream movies, music, games or videos such as from Netflix, Hulu, YouTube, Spotify or any similar online streaming platforms. WiFi use is monitored.

We have been coming to the area for years but our stay with you was one of the most streamlined and easy. Check in location was easily found, directions to our cabin were on point, and our cabin was one of the best stocked we have ever had. The walk through video allowed me to see our cabin in detail to help reserve the right one for our needs which are many since we travel with our 90 year old grandma who has dementia. Lodging was hands down the best we've had since she has been traveling with us.

Bedford Falls was amazing! The cabin was beautiful and well furnished. A great view from the decks. The only issue at all was the hot tub after a couple days it started smelling awful and needed a new filter. I cleaned the filter for about a hour and maintenance came 2 times treated the water but no new filter. Overall though we had a great time and all the staff and the maintenance guy were all very polite and easy to deal with Lord willing we will be back again soon!

The cabin was furnished and decorated beautifully, and it had an amazing view! The negative things are that the lighting was terribly dim throughout the cabin. The dishwasher soap dispenser would not close, and even though we put in a work order, no one ever came to see about it. There were a few stains on one of the bedroom carpets and the blinds would not work in the game room. Overall, however, we had a wonderful time, and would stay with you guys again in the future!

Everything was perfect except: bedrooms and sofa bed need some extra blankets. The foyer bathroom toilet has a ring around the inside of the bowl. Considering the nightly cost...better toilet tissue would be expected. In the kitchen there needs to be a 9x13 or 11x14 glass casserole dish. Also a couple extra chairs on the deck would have been nice. There was only 1dish cloth and dish towel in kitchen.

I THink the description should say that you’re right next door. The cabin was very nice and clean. The downstairs was too hot for me to sleep in, so I had to take the room upstairs. The cabin had a great view, and had everything except food lol. It was very nice!

cabin was just as it was in the pictures. too often this has not been the case. pleasantly surprised! as I mentioned in my trip to the office this morning, we had many light bulbs that had blown and had to 'borrow' from other lamps--not a big deal but would be helpful to find extras in the laundry room or somewhere else convenient. The biggest issue was the shower heads. Low pressure may have been a contributing factor but it was evident that the shower heads could use a thorough cleaning to remove any lime or calcium deposits. Overall a very pleasant stay. FYI--we were told that GPS would not pick up the address of the cabin but it seems that just a small change to the address made all the difference. The paper we were given with the address said River Song Way...however the GPS recognized it as River Song Ridge Way--and took us right to it.

The rental agency was great but would prefer door code emailed instead of having to pick up late at night after traveling all day. Also the mattresses and pillows on the beds were very worn and uncomfortable. Metal beds were dangerous for small Children. The sheets also appreared dirty with what looked like blood or dried feces on the side. Amazing cabin amazing views!!! We would love to return.

Our cabins were beautiful, and very well-equipped. We ran into an issue that maintenance and management couldn't fix with us in the cabin, so we were moved to an even nicer cabin, and they came though in their word to make the situation right. The cabin was beautiful and our experience with the staff was great. The only things that might have improved our stay would have been a larger tv in the living room and maybe just a few staples in the kitchen such as salt and pepper and some xtra paper towels or toilet paper. Overall though it was a beautiful place and nice memory.

Wonderful. Only thing I would suggest is about trash. We stayed a week and there was no trash pick up the whole time we were there. It didn't present a problem but came very close to us not being able to put the trash in the bin outside.

Friendly service, no problems whatsoever

-How is the drive to this cabin?

The drive to this cabin is relatively flat and winding, though the last half mile is steep. No 4 wheel drive necessary except during winter weather.

 

-How close to Pigeon Forge and Gatlinburg is this cabin?

This cabin is 14 miles from the parkway of Pigeon Forge and 9.5 miles from the parkway of Gatlinburg.

 

-How many vehicles will fit in the driveway?

Up to 4 vehicle of any size will fit easily in this driveway.

 

-Do I need to bring extra toilet paper, trash bags, paper towels, soap, etc?

YES… We provide 1 roll of toilet paper per restroom, one trash bag per trash can, 1 roll of paper towels in the kitchen, 1 small bar of soap per sink. You are responsible for bringing your own extras. We also provide 4 towels and 2 wash clothes per F/Q/K bed, 2 towels and 1 wash cloth per twin bed, and 1 kitchen set (1 hand towel, 1 washcloth, starter kit of dish detergent).  We do not provide shampoo, conditioner, lotions, laundry detergent, coffee or coffee filters, salt and pepper, charcoal for grills, daily maid service or flashlights/candles/matches (too often these items were taken home by guests so we stopped providing them).

 

-Is this cabin dog friendly?

NO… And we charge $250 when evidence of dog/animal is found inside unit.

 

-Is there another cabin nearby, in case more family wants to join? 

Yes, the next door neighbor is a twin cabin called It’s A Wonderful Life.

 

-Will I encounter wildlife?

Possibly. Black bears are attracted to food and are very curious and destructive, so DO NOT leave food in your vehicles or unaccompanied food on decks and porches and grills. If your cabin does not have a bear proof trash can, please call us for trash pick up.

And remember, you are surrounded by flourishing nature and a national wildlife reserve, so it’s not unusual for bugs to get into your cabin. We do a very good job of spotting and cleaning bugs before your arrival, but we cannot guarantee they won’t return, just as you can’t prevent 100% of bugs from entering your own home. Please be respectful of the fact that we don’t have total control over nature.

 

-Will the hot tub be clean for my arrival?

Absolutely. In fact the water may still need time to heat up on the day of your arrival. Just keep the cover on the hot tub and turn on the jets, as this will heat the hot tub quicker. To keep your hot tub clean for the length of your stay, keep the cover on the hot tub when not using it and rinse off your skin in the shower before entering the hot tub. Unwashed skin will dirty a hot tub quickly, and we only drain & clean the hot tubs after check-out. If there is sediment in your hot tub upon check-in, it is because your cabin’s water comes from a well.

Vacay Stay Guarantee

The VSG gives your reservation a cancellation policy. Without the VSG you will have a zero cancellation policy and zero reschedule policy. Should you have to cancel your reservation at any point, for any reason, you will lose what you’ve paid up to that point. No exceptions, since the cancellation policy is offered at booking. By not purchasing the VSG, you will accept that you forfeit all monies paid if you have to cancel your reservation.

The Vacay Stay Guarantee allows for:
A 15 day cancellation policy for 1-3 bedroom properties.
A 30 day cancellation policy on 4+ bedroom properties.

For cancellations made outside of the 30 or 15 days, Auntie Belham’s refunds the entire amount of your payments made minus the cost of the VSG (which is only 7% of the nightly rate).

For cancellations made inside of 30 or 15 day time frame, when the cancellation policy has expired, you will be allowed to reschedule your stay in that same property within 6 months, but no monies will be refunded. After the 6 months all monies are forfeited.

Without the Vacay Stay Guarantee, absolutely no refunds.

Absolutely no refunds for early departures for any reason including but not limited to: weather, road conditions or family emergencies. We are not responsible for such occurrences and will therefore not refund money because of them.
